Proof of Identity Requirements

We are obliged by law to establish and confirm the identity of all parties for whom we act and for whom we hold funds.  A form is available under the documents download menu item, which must be completed by all parties for who we act.

With this form you must send to us:

Your ORIGINAL PASSPORT or NEW STYLE DRIVING LICENCE or A CLEAR AND LEGIBLE COPY OF EITHER DOCUMENTS, certified as a true copy by a lawyer, accountant, doctor or your bank/building society manager. Please provide the full name and address of the person certifying the copy. If you do not have a passport or driving licence, please provide a passport style photograph. The photograph must be signed on the back by a lawyer, accountant, doctor or your bank/building society manager in the following way:

“I certify that this is a true likeness of [your full name].”

It must be signed and dated by the signatory to be valid and you must provide the full name, address and contact number of the person certifying the photograph.

Together with:

AN ORIGINAL recent utility bill (no more than three months old) whereupon we will copy the documents and send them back to you by return of post. If you are buying or selling a property jointly with your spouse, one utility bill is sufficient. In all other cases each individual buyer or seller must provide a utility bill satisfying the above criteria

If you send your original passport, driving licence, marriage or birth certificates then they should be sent via recorded or guaranteed delivery for your own security.
